We discretely connect motivated house buyers with owners of off-market properties

One in four homeowners whose house is not currently on the market would actively consider an offer expressing an interest to buy if it came out of the blue. We approach those homeowners on your behalf, confidentially and securely, at no risk to you.

Mews With Cobbles

How it works in 4 simple steps

You spot a property you really like the look of but it’s not currently on the market.

You note the address and ask us to send a letter to the homeowner on your behalf expressing an interest in buying their property.

We send a confidential letter to the homeowner, on your behalf, expressing an interest in buying their property.

We don’t share any personal details at this stage. None of your details appear on the letter. Instead, the letter contains a secure property code unique to you.

If the homeowner is interested, they enter the property code from your letter into our site.

We quickly validate the code. If all is good we share your names and email addresses with one another via email.

You liaise with one another directly via email, arrange a viewing, and reach a deal.

It’s that easy. The buyer gets first refusal on a property that isn’t yet on the market, and the homeowner saves a fortune in estate agency fees.

“It’s a bit like dating: you wouldn’t go on Tinder if you we’re happily married, but if Jessica Chastain or George Clooney invited you out for a drink, you might rethink your living arrangements a bit.”

The UK Property Market

One of the biggest problems with the UK property market today is what economists call “illiquidity”. Too many buyers are chasing too few properties, and some of the most desirable properties are not on the market. Many people find themselves living in properties that are too big for them. In the South East in particular, people are living in £1m+ houses but are otherwise skint. This is silly, but inertia and the sheer hassle and costs involved often stop people from actively looking to sell up and move.

Our research suggests there are ten times as many people who would consider an offer to buy, than are currently actively marketing their properties. This is where we come in. If you’re one of those people looking to buy but are struggling to find the right property on the market, we can help connect you to those 7.3m people who would consider an offer out of the blue, but don’t currently have their property on the market.

*Based on research suggesting that 1 in 4 homeowners whose property is not currently on the market would consider an offer expressing interest to buy if it came out of the blue. Numbers are approx.  The UK government publishes detailed statistics on the housing market which you can find here.

Why It Works - The Nerdy Bit

At a level we’re creating liquidity by dramatically increasing the number of houses that are potentially for sale. The benefits associated from doing so, for the buyer, homeowner and the broader economy, particularly those parts of it that rely on the housing market, are huge. We’ve set out just some of them on our “Benefits” page.

There’s huge inertia in the property market today. Many people would like to move, but can’t face the hassle of putting their house on the market (estate agent phobia is very real). Many people are living in houses worth £1m+ but are otherwise broke. Many elderly people wish they’d downsized years ago but are daunted by the effort involved. We’re just trying to gently unblock that – to reduce the friction and move things on a little.

Beyond economics, there’s also some strong psychology at work here, too. Once a homeowner receives one of our letters, they’re likely to be surprised, intrigued and potentially flattered. After all, you’re basically validating their good taste in housing or a previous sound investment decision. Some will be excited by the potential of new possibilities offered by a sale. For some recipients, psychologically they may perceive their house is already for sale. These are strong emotional responses and often likely to encourage a positive response from the homeowner. Those people will respond to your letter.
