Benefits

Our innovative and unique service offers a number of very real compelling benefits to both the prospective home buyer and the homeowner.

Benefits to Buyers

Access off-market properties

At any one time, only around 2.5% of all UK properties are actively being marketed for sale (that’s just 750,000 of them). In some areas, there are 30 registered buyers for every property on the market, so demand significantly outstrips supply.

That severely limits your options if you’re approaching the market through traditional estate agents. Offers Incognito enables you to access the other 97.5% (29.75m). Of those, 1 in 4 will consider an unsolicited offer, so we immediately increase your chances of finding your dream home ten fold.

Target the market with precision

You can target your search much more precisely with Offers Incognito than you can with traditional estate agents. Unlimited by what’s actually on the market, you can wander down your favourite street and when you see a property you like the look of, simply send a confidential letter to the homeowner in just a few seconds from your mobile phone.  See something else you like just around the corner…? Send another letter. It’s that easy.

Get first refusal

If the property you like isn’t on the market, and the homeowner has indicated a willingness to enter into sale negotiations with you directly, it stands to reason you’ll be given first refusal on the place. In a crowded market, where supply of housing stock is limited and too many buyers are chasing too few homes, this is invaluable in giving you the edge.

Confidentiality - we keep you incognito

Offers Incognito protects your identity from the homeowner. Only if the homeowner is interested in selling their property, and they pass our validation checks, will we release your contact details, and only then your name and email address; nothing else.

We make things easy so you can relax

The traditional house search is painful and time-consuming. You have to take time out to perform an online search, visit local estate agents, arrange viewings, and spend a fortune travelling between multiple properties. You’ve got more important demands on your time.

With Offers Incognito, no matter where you are and what you’re up to, if you see something you like, you can send a letter to the homeowner right there and then. It takes just seconds from the convenience of your mobile phone, tablet or laptop. In just a few taps, your letter is on its way.

We then take care of everything for you. When you get home, do you really have the time to go through all the trouble of carefully considering what the approach letter wording should be, typing it up, printing it, mailing it, and dealing with any returns? Let us do all that for you so you can concentrate on more important things.

You deal directly with the homeowner

Once mutual interest is established, you and the homeowner deal with each other directly, initially to arrange a viewing and then to negotiate a deal. There are no middlemen like solicitors or estate agents slowing things down and muddying the water. There are no bidding wars and no-one playing you off against other buyers. No-one is taking a cut, driving up the price and generally complicating things unnecessarily.

Free Champagne (yes, really!)

For a limited time only, we’ll refund your Offers Incognito fees and send you a free bottle of champagne, if you complete on a property you’ve secured solely via our site. Terms and conditions apply – see the bottom of our homepage for details.

Benefits to Homeowners

Absolutely no estate agency fees whatsoever

Traditional estate agents will typically charge you 1% – 3% of the sale price to sell your property… plus VAT. At 2% that will cost you £12,000 to sell a £500,000 property. Even some of the so-called disrupters will charge you a significant amount; Purple Bricks and Yopa have free tiers, but they can often charge a fixed fee of £999 (which you may have to pay up-front), and they will try hard to upsell you on extras.

Offers Incognito is not an estate agent. We don’t charge you, the homeowner, a penny.  Nothing. Not a bean. We promise.

No time wasters

Our buyers are genuinely motivated, not just browsing for something to do on a quiet Sunday afternoon. They’ve specifically selected your property because they love the area, really like the look of your house, and think it’s more desirable to them than many of those on the market.

Discretion and confidentiality

You’re in control.

You’ve not listed your home for sale, so it’s not appearing on Rightmove or in the local estate agent’s window. You’ve got no ugly “For Sale” sign on your front lawn. Your neighbours aren’t gossiping about why you’re moving or stalking your listing online to see what your bedrooms are like inside.

You only need to reply to one of our letters if you’re interested in exploring a sale. If you’re not interested, just disregard and bin the letter.

No pressure

No-one is going to put you under any pressure to accept an offer below what you want. There’s no pushy, commission-hungry estate agent urging you to take a low offer. No-one is going to claim the market has moved against you since you first listed the house for sale, then recommending you reduce the price in order to sell it. No-one is going to undermine you and tell the buyer you’d take a low offer.

Don’t like a buyer after we’ve introduced you? You can walk away at any time. Even if you’re already thinking of listing your house with an estate agent, receiving one of our letters will give you the confidence that your home is desirable to potential buyers. Our letter alone will give you something to negotiate the agents fees down a little as you can demonstrate you have other routes to market to sell.

A stress free sale

With far fewer intrusive viewings to accommodate, no ugly “For Sale” board making holes in your lawn and rupturing your water pipes (yes, this happens), and the efficiency of being able to deal with your buyer directly, you should find the whole process far less stressful than it otherwise would be.

Still skeptical?

That’s OK. Not everything that works makes sense at first, particularly when you’re doing something that’s a bit innovative and you’re challenging the established way of doing things.

Uber massively disrupted the taxi industry without owning a single car. Airbnb did the same for the hotel business. Just Eat don’t own a single takeaway. When the iPad first launched it was a bit like witchcraft.

Still have questions?

Our “FAQ” page should give you answers to most of the questions you might have. However, don’t feel like you need to read through those if you don’t want to. We’re always happy to answer any queries you have. Just reach out to via the “Contact” page. Alternatively, you can send us an email. You’ll find the address at the bottom right of this page.

Give us a try. The risk to you is minimal, and we think you’ll be pleasantly surprised at the results.
